75 KENMARE || Authentic Downtown Living with a New Sense of Refined Elegance

75 Kenmare is the highly curated collection of 38 unique homes arising from the vision of Kravitz Design and DHA Capital.

For 75 Kenmare, Kravitz Design kept downtown authenticity alive and incorporated a sense of refined elegance.

Creating the interiors of 75 Kenmare was an obvious and organic intersection of Kravitz Design’s core culture and values. As a team, Kravitz Design lives and breathes the downtown mindset and was—and still is—an active part of its cultural history. Kravitz Design possesses an earned, intimate connection with the NoLita neighbourhood—the scale of its buildings, the gritty corner bodegas, and its tight-knit international vibe.

The project represents the new NoLita. Rooted in the past. Looking to the future. Moving to its own beat. NoLita is an electric surge of ideas, art, ambitions, vibes and rhythms. Located at the convergence of five distinct cultural epicentres - SoHo, NoHo, the Lower East Side, Little Italy and Chinatown - NoLita stands out as a uniquely charismatic, artistically charged, and enigmatic destination all its own.

The neighbourhood is brimming with creativity, from innovative culinary experiences around every corner to eye-catching modern furniture shops housing a range of inspirations, from statement chandeliers to minimalist floor lamps. Restaurants in the area consider the full culinary experience, using interior design as a key factor in customizing the dining environment and atmosphere; from geometric tiles to industrial lighting fixtures and hanging greenery, NoLita shops are anything but ordinary.

Walk into the neighbourhood’s bookshop and you will be greeted by a ‘floating’ art installation of literary art suspended above your head. Edgy, fashion-forward and sophisticated, the NoLita community opts for a tailored suit, a traditional shave in a barber shop and hand-cut charcuterie meats when it comes to entertaining at home.

Andre Kikoski of Andre Kikoski Architect, renowned architect and winner of the AIA Institute Honor Award for his work at the Guggenheim Museum, is the executive architect and is leading exterior design of the project.

In order to begin conceptualizing his artistic vision for 75 Kenmare, Kikoski scrutinized the finest examples of architecture in NoLita, taking note of the smallest details and textures and rethinking them in a purely contemporary way.

Kikoski and his firm sought to set the tone for future buildings in the neighborhood. They aimed to make a striking, contemporary statement to complement NoLita and its architectural landmarks.

Vertical panels cast a series of narrow channels in three unique widths to define the architecture of the street wall. Each unique width is in a specific vertical plane that is set consistently with respect to the other two, and the pattern of channels is staggered randomly to create a stunning, contemporary play of dimension, shade, and shadow. Bronze-hued framing and fins gild the edges for a glorious, warm glow.

The lobby exudes understated luxury, with its Portuguese-slate reception desk surrounded by tactile elements - millwork wood, glistening, smoked-glass wall, and custom cut quartzite, granite, travertine and marble floors. Contrasted against the elegant reception desk, a collection of neighbourhood scenes are portrayed through photographs and arranged on a tangent wall.

The home interiors take on a lighter mood. Inside each of the 38 one to four bedroom homes, the team explores a blend of rich materials, including numerous unique natural stones, textured metal and rich oak, creating spaces that feel contemporary and refined, but also warm and inviting. Large-scale windows frame stunning city views, inviting natural light to pour in and brighten up the airy living space.

Matte-white lacquer cabinetry with integrated Gaggenau appliances lets you fully explore your culinary aspirations. The use of marble and wood in the kitchen backsplash and Elmclad Gaggenau refrigerator is mirrored on the breakfast bar. Roomy drawers are incorporated into the kitchen counter to create ample storage space for the resident.

The bathrooms are a multi-sensory retreat for the owners, featuring walls and floors dressed in Titanium Travertine and French Vanilla marble. A frameless glass shower keeps the space open, and heated marble floors ensure a comforting experience in a space designed for owners to relax and unwind. A custom Elm floating vanity accented by a marble sink and satin nickel fixtures reflect the light from the dramatic backlit bronze mirror.

75 Kenmare sets the tone for the new NoLita, retains the authenticity of downtown life and the neighbourhood’s unique edgy, artistic and sophisticated character while taking the design to new heights with a visionary mix of materials and textures.
